One way to keep learning more is to visit online forums where real estate investing is discussed. Here's a short list of places where you can sign up and participate with no subscription fee. Copy and paste these addresses somewhere, so you'll have them later.

You'll find beginners and real estate gurus hanging out in these forums. They can be a great place to learn new things. They also can be a great place to get motivated, especially the forums that have "success story" postings.

There is one thing to watch out for though : Those who are too discouraging or limited in their views. I have a story to tell you about that.

I was in a forum a month ago and a new investor was asking if anyone had used a particular zero-down technique that he read about in a real estate course. Several "experienced" investors said it wouldn't work, and gave their reasons why. Then, when I looked again a few days later, two posts were made by people who had actually used the technique to make money.

One in particular caught my eye. The man's English was bad enough that he may not have even graduated high school. But he detailed how he had read the same book as the questioner, and put it into practice. He did several deals, clearing over $40,000 on one. "Do what the course tells you" was his advice to the beginner.

I think this man is very fortunate that he was too "dumb" to know why the system wouldn't work. I'm happy for him that he didn't have an "expert" to tell him why he couldn't do it that way. All he knew was to learn from those who had done it, and do what they did. Now that's not a bad formula!

Not everything that works for one person will work for you. So try something, then try something else if you have to. One thing that always works better than its opposite is action.
